House Rules
MANUAL: This covers topics such as the rules for early check in, late check out, smoking, pets, guests, and much more.
Welcome! We hope you enjoy your stay. Please treat our space like a home and not a hotel. Respect the neighbors who live beside us and below us. Just reach out leveraging the contact info at the bottom of this manual if you need anything! Please read this entire manual.
Arrival: Check-in time is 3PM. Early check-ins are not guaranteed. It is ultimately up to the host to approve any check-ins before 3PM. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.
Checkout: Late checkouts must be approved by the management team. If you stay past your 11AM check-out time without approval, you will automatically be charged for the next nights stay at the listing's full price.
Parking information: Parking is free in this neighborhood. You are welcome to park in any of the spaces available on the street or 1 parking spot in front yard for unit 1 and 1 spot in yard for unit 2. Unit 3 has 1 parking spot in rear yard and free parking alley on dirt. Please consider that you are sharing parking with the other unit.
Trash: Tuesday nights the bin is placed on the street for pick up. The recycle and gray garbage bins are in the front yard on left side of house. Please throw out your trash regularly.
Washcloths and Towels: Are located in the closets or on the beds initially.
Wifi: Available, will be in a frame on a shelf in the unit.
Sleeping Arrangements: There is 2 Queen beds in unit 1, a King bed in unit 2, a King bed, a queen bed and twin bunk beds in unit 3. The sofas flatten into double beds (If using to sleep please put sheets on them). There are extra sheets, pillows in closets etc.
A/c and Heating; can be controlled with thermostat located on walls in living room. Please keep temperature above 69 and below 76 degrees.
Parties: We have a strict no-parties/noise violation policy to all our guests. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200 or higher depending on the damage and be asked to leave the premises without a refund of your deposit.
Smoking: No smoking is allowed inside the property. There are patios for smoking in back yard away from building. Please ensure that you are throwing your trash out and that it is not going to cause a fire.
Cleaning: Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves and leaves the place as they found it, etc.). If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100 or higher.
Maintenance Emergencies: For any maintenance emergencies, please contact us immediately if you see anything, report. Please be prepared to provide them with the details. Anything regarding water leaks should be treated as an emergency.
